JOB SUMMARY
The Real Estate Director will lead the identification, evaluation, and acquisition of real estate opportunities that support Hoan My’s expansion strategy across Vietnam. This includes greenfield developments (land acquisition), brownfield redevelopment projects, and support for healthcare-related mergers and acquisitions. The role demands strong market insight, a well-developed network within government and property sectors, and the ability to analyse and communicate investment opportunities effectively.
PRIMARY RESPONSIBILITIES
Greenfield Opportunities & Site Identification
- Identify and evaluate land and property opportunities suitable for hospital and clinic development across Vietnam
- Conduct feasibility studies, zoning analysis, and site visits
- Lead deal structuring and negotiations with landowners, property developers, and agents
Brownfield Projects & M&A Support
- Evaluate brownfield opportunities, including a feasibility study of existing healthcare assets suitable for redevelopment and/or expansion
- Identity suitable targets for acquisition
- Provide real estate valuation and strategic insights to support M&A due diligence
- Collaborate with legal, finance, and operations and project teams to assess asset quality and integration risks
Government & Stakeholder Relations
- Build and maintain strong relationships with provincial and national government bodies, regulatory agencies, and planning authorities
- Ensure timely acquisition of permits, licenses, and approvals for real estate transactions and development activities
Market Engagement & Partnership Development
- Develop a robust network of relationships with real estate developers, brokers, consultants, and financial institutions
- Monitor and analyse market trends, infrastructure developments, and land use regulations across different regions in Vietnam
Investment Analysis & Reporting
- Conduct thorough and accurate competitor analysis that is data and fact driven
- Prepare investment analyses, financial models, asset growth plans and board-level presentations to support decision-making
- Deliver regular updates to senior leadership on opportunity pipelines, market conditions, and project milestones
Job Required Skills And Qualifications
Required Background, Soft Skills and Mindset
- Bachelor’s degree in Real Estate, Business, Finance, Urban Planning, Economics, or a related field
- Minimum 10 years of experience in real estate development, investment, or corporate real estate preferably, preferable with experience within the healthcare space
- In-depth knowledge of Vietnam’s real estate market, including zoning laws and the permitting process
- Proven experience in M&A: Deal origination, sourcing, structuring, and due diligence
- Strong networking, negotiation and relationship management capabilities
- Advanced investment analysis and financial modelling skills
- Excellent written and verbal communication skills in both Vietnamese and English
- Strong ethics and character, with the ability to manage multiple priorities and difficult stakeholders in a fast-paced environment
